Solar Roofing Project

The first phase of the roofing project is to begin in early February. This is the phase where we replace the roofs that will be under the solar collectors. It is due to be completed by May 15, 2012. The solar project with its savings will pay for most of this phase. At this time we will only be replacing the sun facing side of the roof which is where the solar installation will be and we are only replacing those roofs that will have solar collectors installed on them. This is not the most efficient approach but it does meet our current financial means until we know the extent of any cost to us from the fire damage.

Following is the TENTATIVE solar roofing project timeline for the resort. This is a timeline that we developed with Beachside Roofing, a union contractor that can finish the job in the allocated time needed for the completion of the solar project. Beachside Roofing will be doing the roofs that are to house the solar panels, and Islandwide Solar will be doing the panel installation following them. Please keep in mind that this is only an estimated time line and can change due to material arrival, and weather delays. Once the materials hit the island, we will be able to develop more accurate dates and post updates to the website. Both companies are committed to working hours per the HBR House Rules. Working hours are from 9am until 5pm. Set up time allowed from 8am to 9am and tear down time allowed from 5pm to 6 pm. They will do everything they can to minimize intrusions on guests and damage to landscaping. Almost all access points will be from the stairwell sides of the buildings with the exception of the few that they will not be able to reach. The main roll off dumpsters will be located in the back parking lots and Beachside will be using two different sized forklifts to haul debris from the roofs to the main dumpster locations to help eliminate ground damage and airborne debris. Guests will be allowed to use lanais while they are working. We will notify guests when work will be done on their particular roofs to try and divert any guest issues. The tear off of the roof, will produce minimal noise. Installation of the shingles will be noisy due to use of nail guns but should go rather quickly. Updates will be provided as the schedule changes. The resort is anxious to complete this project with the least amount of inconvenience to guests.

Schedule

The roofing plan has been broken down to zones, with the buildings numbered, and an ESTIMATE of what dates these roofs would be done. Right now, this is an ESTIMATE that will change based on when the materials arrive from the main land. If they arrive sooner, we will be starting sooner, if they arrive a bit later, then they start later. The plan is to start with the buildings farthest away from the parking lots because they are going to take the most time to complete due to the distance for the supplies. This way the upper campus is much easier to manage and can be done and completed with extra workers if needed. See the Solar Roofing Timeline.
